The Collective has partnered with 17 Asset Management to launch the inaugural Sustainable Real Estate (SRE) Fellowship program.
The Collective (TC) is a group of experienced real estate developers, investment professionals, and public policy experts with a vision to create and grow real estate assets that produce attractive returns for investors while catalyzing equitable development in undercapitalized Philadelphia communities. The Collective is Black owned, operated, and led and is committed to generating wealth for communities victimized by systemic racism. The Collective offers comprehensive stakeholder engagement and master planning services to include local voices in the development process.
Areas of Focus:
The Sustainable Real Estate (SRE) Fellowship is an opportunity for professionals who are committed to advancing and / or pivoting their careers into sustainable real estate development and investment. SRE Fellows will work closely with The Collective Partners in designing innovative public and private capital structures that create transformational change and catalyze sustainable growth in typically undercapitalized neighborhoods in Philadelphia.
Qualifications:
We are seeking a diverse range of candidates that meet the following attributes and skills:
Highly motivated and consistently curious
Interested in finance, impact investing, sustainability, or a related field
Working knowledge of how policy affects development and is comfortable discussing policy and working with policy makers
Works efficiently and responsively, in a high-paced environment
Experience or interest in community organizing and engagement
Collaborative team player with strong interpersonal skills
Committed to implementing best practices of impact measurement and management
Possesses knowledge about key CRE investment and industry concepts
Ability to communicate with all stakeholders in an efficient, educated, and confident way, both verbally and in writing
MS Excel proficiency that includes advanced use of formulas and cash flow forecasting
Self-driven and able to work both within a team as well as independently
Ability to research and synthesize information quickly and coherently
Experience with or an interest in impact measurement and management is a plus
Experience with investment decision-making or fund design is a plus
Experience with sales and marketing processes is a plus
Potential Projects:
Participants in the SRE Fellowship program may be asked to contribute to a variety of projects within 17AM. Projects could include, but will not be limited to*:
Identify opportunities for a multi-phased holistic development initiative that will have a transformative impact in a marginalized Philadelphia community
Present various innovative, blended-capital models for identified opportunities
Preliminary deal screening analysis for new origination opportunities
Support in underwriting, and in-depth property and borrower due diligence.
This experience will include exposure to a range of deal structures, investment markets, and property types.
Assist in the organization, analysis, and maintenance of databases
Assist in financial and impact due diligence processes (ex. conducting detailed property-level and market research)
Researching and writing for internal and external communications, including policy briefs and partnership proposals
General creation of communications and marketing materials for all TC’s efforts
Apply TC’s impact measurement and management processes and plans to projects, clients, and investments, and curate associated impact narrative and analysis
Support in curating and hosting collaborations, events, and other community advocacy efforts -- inclusive of sales and marketing
Provide support to Real Estate Developer members in applying impact investing principles, financial modeling, and other identified needs
Supporting the development of an Impact ecosystem in Philadelphia aligned to Place-Based Social Determinants of Health.
Review and analysis of public policy, support in crafting a master plan for different council districts within the city, and active engagement with stakeholders to gather support and build partnerships
Commitment:
15 - 20 hours per week from January 10, 2022 - April 30, 2022. This fellowship is virtual, part time, and unpaid. 17AM is committed to a value exchange and works to bring fellows into projects and focus areas that align with their interests, strengths, and future goals.
Curriculum:
All 17AM Fellows are expected to complete our Populate Wall Street (PWS) course. This course has both a self-paced learning component as well as interactive discussions. PWS gives participants a comprehensive understanding of the financial services landscape and the future disruption both occurring and still to come. PWS aims to prepare socially conscious professionals to make an impact on the future of finance.
